FAQ - For Sale By Owner Programs

Do I need to come to your office to get started?
No.  As a convenience, the For Sale By Owner Marketing Agreement is available to you directly from our website.  Or, we can fax, mail or email the paperwork to you.  Your choice.

Does Draeger Real Estate Company accept credit cards?

Yes.  As a convenience to our For Sale By Owner Sellers, we accept VISA and MasterCard, as well as personal checks.
 

What is the timeline after I have selected a marketing plan?    
Activation:  The date we receive the completed Forms and payment.

The 1st business day after Activation:

A.  Your For Sale By Owner property entered and appears in NWMLS system
B.  Your property entered on the DraegerNet.com "For Sale By Owner" site
C.  Sign installation order placed (if requested)
D.  Keybox shipped (if requested)
E.  Photos entered (within one business day of receipt)
F.  Confirmation and a copy of NWMLS Client Detail Report for your 
     property emailed to you

The 2nd business day after Activation:

A.  Your For Sale By Owner property begins to appear on various real estate 
     companies' websites
B.  Preliminary Title ordered (if requested)
C.  Sign installed (may vary depending on property location)

How do I select a price for my home?
We will provide you with a professional Property Valuation (CMA) Market Analysis to assist you in the correct pricing of your home.

You may also use our MLS Search program to look up properties like yours currently on the market and those that have sold to have an idea of your competition (For Sale) and the data an appraiser will use (Sold). 

You can give Zillow a try, however, be aware that there have been many known inaccuracies in values reported.

Should I have a Keybox?

Only licensed real estate agents have access to this secure device.  If you want your For Sale By Owner property available for showings when you aren’t home, a Keybox is a real convenience for real estate agents and homebuyers.  If you want to maintain control of who is showing your home, a Keybox is not advised.

Does exposure through the NWMLS increase the odds of my home selling faster and for more money? 
Yes!  Our  FOR SALE BY OWNER  programs eliminate the biggest hurdle facing
For Sale By Owner sellers - limited exposure.  The MLS is the primary tool for real estate agents with over 27,000 members having access to your property information.  Maximum exposure doesn't have to mean paying a high commission!

How does an agent show my home? 
Agents will see your For Sale By Owner property in the MLS or one of their clients will find your home on one of many websites.  Normally, the agent will contact you to arrange a time for showing your For Sale By Owner property to their prospective buyer.

What if I sell my home on my own?
Congratulations!  You owe no commission!  Tell your friends about our
For Sale By Owner services - they will be glad you did!

What commission amount should I offer?
The commission amount you offer is your decision.  Bearing in mind that the purpose of marketing your For Sale By Owner property through the MLS is to expose it to agents and their buyers, it makes sense to offer a competitive commission rate. 

Normally the commission rate for residential property is 2.5 or 3% of the selling price.  Some sellers are interested in drawing the attention of agents by offering 4%.  Some sellers offer less than 2.5% with the understanding that fewer agents will be motivated to sell the property.

The vacant land commission rate is typically 5%.


How do real estate agents know what commission I am offering?
The buyer’s agent fee (also known as the selling office commission) is advertised in the NWMLS database.  Real estate agents are aware before they call you what commission you are willing to pay them to sell your home.  The advertised commission is not negotiable.

Do I pay a listing commission to Draeger Real Estate Company on top of the Flat Fee amount I have already paid?
No.  The Flat Fee amount paid up front is the entire fee for marketing your property For Sale By Owner.

What if a real estate agent calls Draeger Real Estate Company directly about my home?
We refer all agent inquiries directly to our For Sale By Owner sellers. 

What if an agent shows my home and the buyer then contacts me directly about buying it?
Refer the buyer back to the agent who showed him/her your property to answer the buyer's questions and prepare a purchase offer.  Sellers may be obligated to pay a selling commission for procuring cause.  The buyer could also be obligated to pay the showing agent a fee under a Buyer Agency Agreement.

May I do additional marketing on my own?
Yes.  You may advertise wherever you choose.   Advertising as a
For Sale By Owner will probably result in calls from real estate agents wanting to list your property but can also lead to calls from prospective buyers - those with and without an agent. 

What happens when there is an offer?

The 450 Plan:  Negotiation is directly between you and the buyer or the buyer’s agent.  When you have completed negotiations and accepted an offer, you must notify us immediately so we can update your MLS listing to reflect that you have a pending sale.  If you need legal advice, please consult with an attorney. Our exclusive  Agent-In-Reserve  option is available - we're here if you need us.

The 2000 Plan:  Contact us immediately.  We will review the paperwork and negotiate with the buyer or buyer's agent on YOUR behalf.

How do I know if the buyer can afford to buy my property?
Many buyers today get pre-approved for a mortgage before they begin to look at homes, especially buyers that work with agents.  Agents often make it a requirement before homes are viewed.  The buyer should present a pre-approval letter (on the mortgage company's letterhead and signed by a loan officer) along with their offer.

If the buyer does not have a pre-approval letter, you may not want to accept the offer until they have obtained one.  Many lenders can provide a letter to a buyer within 1-2 days after the buyer completes the application and submits the required paperwork.

Requiring a pre-approval letter lessens the possibility of you taking your home off the market for a buyer who can't afford to buy it.

What if I change my mind and decide not to sell?
If your property is not yet pending, simply contact us for termination of the contract.  Your property will be removed from the NWMLS and all websites it is appearing on.

If your property is subject to a pending sale, you have incurred a contractual obligation to the buyer.  In addition, if an agent procured the buyer, they have effectively earned their commission and will probably want to be paid.
